The site has previously been considered as a potential location for housing. The site was previously put forward through the emerging Local Plan process as a potential allocation for approximately 110 new homes. The site is also being considered through the emerging Neighbourhood Plan process. It is adjacent to the existing village and provides an opportunity to deliver a mix of new homes together with infrastructure and community benefits.

Yes. Any future development would need to comply with the relevant affordable-housing requirements. The precise mix is still to be determined, although affordable rent and shared ownership are currently anticipated.

Detailed designs have not yet been prepared. The intention is to create homes which respond to Motcombe's local character and vernacular rather than introducing a generic or standardised housing estate.

Traffic and highways will be carefully assessed as part of the proposals. We recognise existing local concerns regarding traffic volumes, speed and the constrained nature of some roads through Motcombe. A future planning application would therefore need to be accompanied by appropriate highways and transport evidence.

The emerging masterplan includes a pedestrian route towards Motcombe Primary School. Our highways consultants are also investigating how the existing gap in the footway could be addressed.

The availability of somewhere for parents to stop safely for a short period during drop-off and collection is an important issue. The proposals therefore include an indicative pick-up/drop-off area close to the school.

Potentially. We are exploring whether the facility could provide wider community benefits outside school hours, including possible use associated with the church or other local organisations.

What about flooding?
Flood risk is being considered from the outset. Areas of the site affected by flood-risk considerations are not currently proposed for housing, and specialist consultants are preparing an appropriate drainage strategy.

This needs to be established through technical assessment. We are aware of concerns regarding the capacity and age of existing infrastructure and will investigate this as the proposals develop. Where infrastructure improvements are necessary to facilitate development, these will need to be properly addressed.

Yes. Green space, landscaping and non-built areas will form an important part of the emerging development.

No. The proposals are currently at the pre-application consultation stage. We are consulting before finalising the scheme.
