About the site
The site is located on the edge of Motcombe and close to Motcombe Primary School. Stratland are working with the owners acting as land promoter on their behalf for the Planning Application process. The site is not new to the planning process. It was previously put forward through the emerging Dorset Local Plan as a potential housing allocation for approximately 110 dwellings. The emerging proposals now being consulted upon are for circa 110 homes.
The project team has already undertaken considerable initial technical work to understand the opportunities and constraints associated with the site. The masterplan has evolved through a number of iterations and will continue to develop through consultation and further technical assessment.
Responding to the site
Not every part of the site is proposed for housing. Parts of the land are affected by flood-risk considerations and would therefore not be appropriate for built development. These areas provide an opportunity to incorporate open space, landscaping, drainage and other non-built uses as part of the overall proposals.
The masterplan has already been through a number of iterations and will continue to evolve as technical work and community engagement progress.
What happens next?
Following consultation, we will review all the feedback received alongside the continuing technical work. Where appropriate, the emerging masterplan will then be amended before the proposals progress towards a planning application.
