Emerging proposals for new homes at Motcombe

Stratland is bringing forward emerging proposals for a new residential development ON LAND at Motcombe.

The proposals

The proposals remain at an early stage. Before progressing the plans further, we want to give local residents, community organisations and other stakeholders an opportunity to understand what is being considered, ask questions and tell us what they think.

The emerging proposals are for approximately 110 new homes, together with new public open space, play areas, landscaping, pedestrian connections and a new car park which would be available for use by the school and wider community.

Our Emerging Vision

The proposals are about more than simply providing new homes. We are looking at how development could deliver wider benefits for Motcombe, including:

Around 110 new homes - a range of new homes, including affordable housing and market housing and a mix of 1, 2, 3 and 4-bedroom homes


Community in mind - opportunities to support younger people and families who want to live locally


Green Space & LANDSCAPING - new public open space, including landscaping and ecological enhancements


FOOTPATH AND PARKING - A new pick-up/drop-off facility close to Motcombe Primary School and footpath.


Considered Measures - carefully considered drainage and flood-risk measures


DESIGN LED - a development designed to respond to the character of Motcombe

We want to hear from you

These proposals are not fixed.

We are consulting at an early stage so that local knowledge and community feedback can be considered alongside the technical work being undertaken by the project team.

Following consultation, all comments will be reviewed and, where appropriate, used to help shape the proposals before a planning application is submitted.

Working with the Community

Engagement so far

Stratland has deliberately started its engagement early. Before undertaking this wider consultation, members of the project team met representatives involved in preparing the Motcombe Neighbourhood Plan.

The purpose has been to listen, identify local matters at an early stage and understand where the proposals could potentially deliver wider benefits. Those discussions identified a number of matters requiring particular consideration, including:

  • highways and traffic;

  • pedestrian connectivity;

  • flooding and drainage;

  • infrastructure capacity;

  • housing mix and density;

  • landscape and village character; and

  • the relationship with the emerging Neighbourhood Plan. 

The project team also attended the community meeting on 2 September 2026, providing an early opportunity for residents to raise questions with Neighbourhood Plan representatives before a more detailed consultation.

It was agreed that dialogue with the Parish and Neighbourhood Plan team will continue as both the development proposals and the Neighbourhood Plan progress.

What happens next?

Following consultation, we will review all the feedback received alongside the continuing technical work. Where appropriate, the emerging masterplan will then be amended before the proposals progress towards a planning application.
